Sharon Bramlett represents clients in commercial transactions involving both real and personal property. Her experience includes the representation of purchasers, sellers and lenders in sales, acquisitions and/or financings for manufacturing facilities, retail space, medical office buildings, shopping centers, gas stations, railroads, manufactured home parks, hotels and many others. Sharon also represents homeowners associations, tenants and landlords and drafts and/or negotiates leases, both commercial and residential. She has been recognized in SCBiz Magazine for her real estate achievements, having received the ranking of No. 2 in the State of South Carolina out of the 28 attorneys selected for inclusion in the 2022 Real Estate Attorneys Power List.
Sharon also practices corporate law and contract law and serves as local counsel in multi-state transactions. Sharon served as a member of the Legal Opinion Ad Hoc Committee of the Corporate, Banking and Securities Law Section of the South Carolina Bar, which drafted the State Report on Opinion Practice in South Carolina.
Sharon represents financial services clients in numerous capacities, including assisting both in-state and out-of-state lenders with licensure and compliance under the South Carolina Consumer Protection Code and other state laws. She also has served as the South Carolina editor for Houselaw and Carlaw, national publications dealing with the consumer finance industry.
Sharon has been appointed by three Governors to serve on the Council of Advisors on Consumer Credit, a council of sixteen individuals selected by the Governor to advise the Administrator of the Department of Consumer Affairs on matters relevant to consumer credit and currently serves as the Council’s Chairman.
Sharon assists financial services and other clients with all types of issues and transactions involving the Uniform Commercial Code, particularly Articles Two and Nine, Sales and Secured Transactions, including asset-based lending transactions, factoring and equipment finance, among others. She also assists financial services clients in workouts and recoveries for commercial and consumer credits.
Sharon is a Past Chair of the Corporate, Banking and Securities Section of the South Carolina Bar and has served on its Task Force on the Unauthorized Practice of Law in Commercial Transactions.
